Market Report for 12/01/2016 - 12/31/2016

Interest rates have moved up a little to 4.12%. See the chart below. It shows you the buying power for a $1200 a month payment at different interest rates.

There was a 2% decrease in sales compared to the December 2015 report for the 
13 counties in this report. Total residential sales are 5477, compared to 5564 in 2015.  Bank owned sales are at 5% (308).  Short sales are 2% of total sales 74. Combined bank owned and short sales are 7%, considerably lower than 2010 when bank owned and short sales were running over 35% of sales. 8 counties have an increase in sales and 5 counties have a decrease in sales.

13 counties in this report. Total residential sales are 6032, compared to 4507 in 2015.  Bank owned sales are lower at 3% (238).  Short sales are 1% of total sales 77. Combined bank owned and short sales are 4%, considerably lower than 2010 when bank owned and short sales were running over 35% of sales. San Juan County is the only county with a decrease in sales this month.

Market Report for 08/01/2016 - 08/31/2016

Historic low interest rates! Rates are at the lowest point since reporting began in 1899.
The Market is back to the sales levels of 2006!
There was a 16% increase in sales compared to the August 2015 report for the 
13 counties in this report. Total residential sales are 7599, compared to 6536 in 2015.  Bank owned sales are lower at 3% (278).  Short sales are 1% of total sales 136. Combined bank owned and short sales are 4%, considerably lower than 2010 when bank owned and short sales were running over 35% of sales. Lewis County is the only county with a decrease in sales this month. San Juan County reported no bank owned or short sales. Interest rates are at historic low at 3.53 %.

Market Report for 07/01/2016 - 07/31/2016

Historic low interest rates! Rates are at the lowest point since reporting began in 1899.

There was a 3% decrease in sales compared to the July 2015 report for the 
13 counties in this report. Total residential sales are 7215, compared to 7471 in 2015.  Bank owned sales are lower at 4% (303).  Short sales are 1% of total sales 97. Combined bank owned and short sales are 5%, considerably lower than 2010 when bank owned and short sales were running over 35% of sales. Decrease in sales is due to lack of affordable homes and lower number of bank owned and short sales. Grays Harbor, San Juan, Skagit, Snohomish, and Thurston have slight increase in sales. Other 8 counties have a decrease in sales. Interest rates are at historic low at 3.54 %.

There was a 5% increase in sales compared to the May 2015 report for the 13 counties in this report. Total residential sales are 6822, the highest since 2006.  Bank owned sales are lower at 5% (319).  Short sales are 2% of total sales (155). Combined bank owned and short sales are 7%, considerably lower than 2010 when bank owned and short sales were running over 35% of sales. 12 counties have increased sales; 1 county -- King -- had a decrease in sales (5% decrease). Interest rates are low at 3.72 %.

Market Report for 03/01/2016 - 03/31/2016

There was a 7% increase in sales compared to the March 2015 report for the 13 counties in this report. Total residential sales are 5704, the highest since 2007.  Bank owned sales are lower at 6% (365).  Short sales are 3% of total sales (180). Combined bank owned and short sales are 9%, considerably lower than 2010 when bank owned and short sales were running over 35% of sales. 11 counties have increased sales; 2 counties -- King and Kitsap -- had a decrease in sales. Interest rates are low at 3.66 %.
